Key takeaways
- KFC Pakistan is run by one company, Delicious Holdings (UAE), which bought it in 2014. We found no public route for an individual to buy a single KFC outlet.
- McDonald's Pakistan is run by SIZA Foods. In the US, McDonald's asks new franchisees for at least US$750,000 of their own non-borrowed money, which shows the scale involved.
- Rupee figures you see online for a KFC franchise are third-party estimates. KFC Pakistan does not publish a price.
- Local brands that do publish figures are far smaller: Gloria Jean's Pakistan quotes about Rs 50 million plus an 8.5% royalty, and Bata Pakistan states Rs 8 million.
- The real cost is more than the franchise fee: fit-out, equipment, rent deposits, licences and working capital. Get every line in writing.
"How much is a KFC franchise in Pakistan?" is one of the most searched franchise questions in the country. The short answer is that you can't buy one the way the question assumes. KFC Pakistan is not sold outlet by outlet to individual investors, and neither is McDonald's. This guide explains why, what global brands expect from the companies that do run them, and what franchises in Pakistan actually publish about their costs.
Can you buy a KFC franchise in Pakistan?
KFC came to Pakistan in 1997. In 2001 the business passed to the Cupola Group, which held the master franchise until January 2014, when it sold KFC Pakistan to Delicious Holdings, a UAE-based company, in a deal reported at about US$20 million. The most recent reports we found still name Delicious Holdings as the owner, developing the brand by opening and running the restaurants itself.
That is how most global fast-food brands work in Pakistan. One company holds the country rights (a master franchise) and builds the network. When we checked in October 2026 we found no public application route for an individual who wants a single KFC outlet.
About the numbers online. Websites quote KFC franchise costs in Pakistan running into hundreds of millions of rupees. KFC Pakistan does not publish a figure, so these are third-party estimates, often converted from US costs. Treat them as rough indications of scale, not prices.
And McDonald's, Subway and the other global brands?
The pattern repeats. Each of these brands is run in Pakistan by one company that opens the outlets itself:
| Brand | Run in Pakistan by | Note |
|---|---|---|
| KFC | Delicious Holdings (UAE) | Bought KFC Pakistan from Cupola in 2014 |
| McDonald's | SIZA Foods | Holds the McDonald's rights in Pakistan |
| Subway | Blue Sub | Exclusive master franchisee since Sept 2026, with plans for 200 new outlets over ten years |
| Domino's | Alamar Foods | Master franchisee for the Middle East, North Africa and Pakistan |
| Burger King | MAAKS International | Took over the Pakistan business in December 2022 |
| Tim Hortons | Blue Foods | Opened its first Pakistan outlet in Lahore in 2023 |
If you want to work with one of these names, the realistic routes are employment, supplying them, or a property deal (leasing them a site), not owning an outlet.
What global brands ask of the companies that run them
The official requirements give a sense of the scale involved, even though they are set for other markets:
- McDonald's (US): new franchisees typically need at least US$750,000 of their own non-borrowed funds, plus at least US$100,000 of working capital per restaurant.
- Yum! Brands (KFC's owner): looks for partners who are well capitalised, capable and committed, with multi-unit restaurant or retail experience.
In other words, these brands franchise to experienced operating companies, not to first-time investors. That is not a judgement on investors; it reflects how much it costs to build and run a fast-food network.
What franchises in Pakistan actually publish
Most franchisors in Pakistan don't publish their costs. These are the ones that state figures on their own websites (checked 22 October 2026):
| Brand | Category | What it publishes |
|---|---|---|
| Gloria Jean's Coffees | Café | About Rs 50 million to start, including a non-refundable store-opening fee; royalty of 8.5% of sales; kiosk or full-service formats |
| Broadway Pizza | Pizza | Application form offers investment capital options from PKR 20 million to 45 million |
| Bata | Footwear retail | Rs 8 million, for a store of at least 1,500 sq ft in a town of over 100,000 people |
| O'Brownies (with Strategic Synergy) | Café & desserts | Four brackets: under PKR 25M, 25–30M, 30–35M and 35–50M |

What a franchise really costs: the full list
The franchise fee is usually the smallest part. Ask any franchisor for each of these lines in writing:
Before you open
- Franchise or store-opening fee: for the brand, the system and pre-opening support.
- Fit-out and design: construction, interiors, signage, lighting and air-conditioning, built to the brand's standard.
- Equipment: ovens, coffee machines, chillers, display counters and point-of-sale.
- Premises: security deposit and advance rent, or the cost of a property you own.
- Licences and registrations: your food authority licence, tax registration and local permissions.
- Opening stock, uniforms and packaging.
- Pre-opening staff costs and training.
- Launch marketing.
- Working capital: cash to cover costs while sales build. Running out of it is the most common way new outlets fail.
After you open
- Royalty: usually a percentage of sales, paid monthly.
- Marketing contribution: often a separate percentage for brand-wide advertising.
- Technology and supply: POS or app fees, and any products you must buy from the franchisor.
Limits on fees paid to foreign franchisors
When a franchisor is abroad, State Bank of Pakistan foreign-exchange rules cap what can be remitted to it. For food chains and services these have been summarised as a lump-sum fee of up to US$100,000 and recurring royalties of up to 5% of net local sales, with agreement terms limited in length. The rules are in the SBP's Foreign Exchange Manual and can change, so check the current version with your bank or lawyer.
A café franchise at a fraction of fast-food scale
If what you want is a branded food business in Pakistan rather than a specific global name, a café concept needs a smaller site and a simpler kitchen than a burger or fried-chicken restaurant. O'Brownies, a coffee, brownies and dessert café brand from Islamabad, is open to investors in two ways:
- Company-operated: you fund the outlet and the O'Brownies team runs it every day. You follow revenue and KPIs.
- Owner-operated: you run the café yourself, with the brand, menu and setup support behind you.
Investment is discussed in four brackets, from under PKR 25 million to PKR 50 million, depending on location and format. See the O'Brownies franchise models.
Questions to ask before you pay anything
- What is the total investment, line by line, and what is excluded?
- What are the royalty and marketing fees, and are they on gross or net sales?
- How are existing outlets performing? Can I speak to their owners?
- Who owns the trademark, and is it registered in Pakistan?
- What territory do I get, and can the brand open next to me?
- What happens if I want to sell, or if the outlet underperforms?
Our 10-step guide to buying a franchise in Pakistan walks through each of these in order.
